Boulder Colorado, which is located approximately 45 minutes Southwest of Fort Collins, and 30 minutes Northwest of Denver, is an ideal place to live. Cozied up against the Rocky Mountains, the city of Boulder truly has a good deal to offer people who live there. Boulder CO real estate often is the most expensive in the region, but with good reason. For one; it's just about impossible to construct new housing in Boulder due to a moratorium on new housing developments. Niwot Colorado real estate is incredibly limited, and the average price of a home fluctuates a great deal. House prices are so nomadic primarily because at any given time, there are probably only around fifty to seventy homes on the market for sale. With such a small number of homes available, two or three sales on one side or the other of the price scale can remarkably shift average prices for that particular month. (It should be noted that many cities and towns will have hundreds, if not several thousand homes that are on the market, and average prices are more fixed than when there are only a few dozen homes that are for sale.) Overall, Niwot is an extremely engaging smaller town that is about as close to Boulder as you can get without literally being in Boulder itself.



With a population of about 70,000, Longmont is the second largest city in Boulder County. Longmont CO is around fifteen to twenty five minutes Northwest of Boulder via highway 119 (sometimes known as The Diagonal). Unlike other cities in Boulder County that are really intertwined with the city of Boulder, many people in Longmont consider themselves as more independent from Boulder itself. Longmont has a transportation system, large-scale employers, shopping centers, and has both an old town and a new section of town. Longmont has dozens of new home communities with a wide variety of building styles, as well as lovely Victorian charmers. For the most part, Longmont housing prices tend to be up to 35% less expensive than Boulder prices. Prices will largely depend on which section of town homes are in.



If you like the idea of making a home in the city of Boulder Colorado, but aren't happy with the prices for houses in Boulder, Louisville Colorado is only about 10 to 15 minutes East of Boulder. There are four easy routes that allow access to Boulder from Louisville; Baseline Road, Arapahoe Road, South Boulder Road, and Highway 36. In addition to fast access via automobile, Boulder County has a great system of transportation, and there are city bus routes that go downtown if you'd rather not drive. A Louisville Colorado home is on average up to 30% lower than Boulder house prices. Although the starting price for a town home or condo in Louisville is around the same as in Boulder, people get more for their money. It is the same with single family homes. A Louisville starter home will usually sell for about $250,000, but instead of a 900 square foot house without a garage, you'd probably find a home with 1000 to 1200 square feet with a one or even two car garage. Louisville isn't only a suburb of Boulder either. Indeed, many people who live in Boulder come to Louisville for the wonderful amenities Louisville offers, such as big box shopping at Super Target or Costco, a movie theater, or one of the many delightful small town diners.
